After 9+ years in real estate, I wouldn’t buy leads or spend the week obsessing over a new logo.

I’d focus on conversations.

Not to ask, “Who do you know that wants to buy or sell?” I’d actually reconnect and listen for life changes.

2️⃣ Post one problem-solving Reel every day.
Answer the questions buyers and sellers are already asking, then give them a reason to start a conversation.

3️⃣ Follow up with every warm lead I’ve ignored.
Old open house leads. Past inquiries. People who said “maybe next year.” Most agents are sitting on opportunities they’ve forgotten about.

4️⃣ Create one hyperlocal piece of content.
Market update. New development. Local business. Neighborhood comparison. Give people a reason to see you as the local expert.

5️⃣ Personally respond to every engagement.
Comments, story replies and DMs aren’t vanity metrics. They’re conversations waiting to happen.

You don’t need 1,000 new leads.

One sentence.

That’s all it took to lose a $3 MILLION listing.

The agent crushed the presentation.

Pricing strategy? ✅

Marketing plan? ✅

Seller had the PEN IN THEIR HAND. 🖊️

The deal was basically done.

I’ve had 50+ real estate deals fall apart over the last decade.

And some of my best lessons came from the deals that NEVER closed. 👇

After 9+ years in real estate, here are 5 lessons I’d give any agent who wants to survive in this business:

1️⃣ A lead isn’t a buyer until you’ve actually qualified them.

Before spending your entire Saturday touring homes, understand their financing, motivation, timeline, and ability to make a move.

Being busy isn’t the same as building a business.

2️⃣ Difficult conversations don’t get easier when you avoid them.

Bad inspection?

Low appraisal?

Financing problem?

Call your client.

The transaction rarely improves because you waited three hours hoping the problem would disappear.

Leadership means being willing to deliver uncomfortable information quickly—and then helping your client understand their options.

3️⃣ Price might get the contract signed. TERMS help get it closed.

Closing date.

Contingencies.

Financing.

Possession.

Seller needs.

Buyer needs.

Great agents don’t just negotiate price.

They understand the entire deal.

4️⃣ Pending isn’t income.

That $15,000 commission sitting in your pipeline?

It’s worth exactly $0 in your bank account until the transaction actually closes.

Don’t spend commissions you haven’t earned yet.

5️⃣ Never let your ego negotiate for your client.

This one took me longer to learn than I’d like to admit.

Your job isn’t to beat the other agent.

Your job isn’t to prove you’re the smartest person in the transaction.

And your job definitely isn’t to turn your commission into the client’s problem.

Your job is to protect your client’s interests and help them make the best decision available.

Here’s the biggest lesson those failed deals taught me:

Deals don’t always fall apart because something went wrong.

Sometimes they fall apart because nobody was willing to lead when something went wrong.

The agents who last in this business learn how to have the uncomfortable conversations.

That’s leadership.

It took me 10 years to learn this:

You don’t need 5,000 contacts to build a referral business. You need 50 people who remember your name.

After nearly a decade of building relationships in real estate, I’ve learned that constantly chasing more leads isn’t the only way to grow.

The real opportunity is becoming unforgettable to the right people.

Here’s the playbook:

1. Identify your top 50 relationships.
Past clients, friends, family, your sphere, local connections—the people who already know and trust you.

Then intentionally stay connected every 90 days.

2. Stop awkwardly asking for referrals.

Instead of “Who do you know that wants to buy or sell?” have actual conversations.

Listen for the people in their world who are talking about moving.

3. Become the local expert, not the pushy salesperson.

Send useful market information people actually want to forward—not another generic holiday postcard.

4. Create an experience worth talking about.

During every transaction, communicate at such a high level that your clients naturally want to tell people about you.

5. Closing day is the beginning.

The relationship shouldn’t disappear when the commission check clears.

Stay useful. Stay connected. Stay remembered.

Because cold outreach can create your next transaction.

Deep relationships can create your next decade.

My first 100 cold calls were a disaster.

Here’s what I wish someone had told me before call #1.

After 9+ years in real estate, I can tell you this:

The script was never the biggest problem.

It was how I was using it.

Here are 4 lessons I had to learn the hard way:

1. The first 10 seconds decide almost everything.

If you sound like you’re reading a script, people immediately put their guard up.

Drop the fake enthusiasm.

Talk like a human.

2. An objection isn’t always a rejection.

“I’m not interested” might simply mean you haven’t given them a reason to keep talking yet.

Instead of immediately defending your pitch, get curious and ask a better question.

3. Stop trying to sell the house appointment AND your entire value proposition on one call.

The goal isn’t to explain your 47-point marketing plan.

The goal is to earn the next conversation.

4. Your tone can matter more than the perfect words.

Slow down.

Listen.

Stop sounding like you need the appointment more than they need your help.

Cold calling changed for me when I stopped trying to convince everyone and started trying to identify the people who actually had a problem I could help solve.

That’s the difference between memorizing scripts and learning how to actually operate like a professional.
