Looking to sell your home? Here's my honest tier list for pre-sale home upgrades 👇

S Tier (Superior)
-Paint & trim. Neutral colors, a fresh clean slate. Low cost, strong return. Every time.
-Light kitchen refresh. New k***s, fresh paint, maybe a simple backsplash. Small changes, big impact.

A Tier
-Carpet & flooring. If your carpet is rough, it needs replaced. Buyers notice, and you'll see it in your final number.

B/C Tier
-Driveway replacement. Depends on the shape it's in. Potholes and cracks? Address it. Otherwise, it's not where I'd start.

C Tier
-Full kitchen remodel. It can pay off in the right situation, but I don't recommend a full remodel if you're turning around and selling.

Thank you isn’t enough to say to my love, Will, & my sister BFF Heather, for putting so much time, effort energy & thoughtfulness into planning my surprise party for my 50th birthday! 🎉 They have been working on this for months & it could not have been more special. I love you both more than words ❤️

I can’t thank all of my friends & family enough for taking the time out of your Saturday night to come just to celebrate me. 🥹 My words aren’t adequate enough for your thoughtfulness & friendship. Some of you I’ve known for 10-20+ years & there is a depth of life & friendship & some of you I’ve known for a very short time & we are just beginning. I appreciate & value all of you & your significance in my life.❤️

And I’m so happy my mom, & my Aunt Di, came in town all the way from Alabama to “surprise” me & that all of my kids were there that could be (just missing & grandson Westin all the way in MN 🙁) ❤️

I had an inspection this morning for one of my buyers. This is one of the inspectors coming out of the crawl space, covered in cobwebs…. 2000 sq ft of crawl space & he inspected the entire thing!

I, as your agent, work hard for you in negotiations & recommendations throughout the process & your home inspector literally gets in the dirt for you!

Inspections are an important piece of the process!
