Florida quietly rewrote the rules for condo boards. As of January 1, 2026, associations with 25 or more units have to post their official records on a website, down from the old 150-unit threshold, with new records going up within 30 days.
Our post covers what has to be posted, what sits behind the owner login, and the main ways to get compliant, including how BuildingLink can stand up the site for your board with Your Community Online, our new managed community website offering: https://hubs.ly/Q04pnlnF0

Most HOA software was built for management companies, not for the volunteer boards actually running the community plus oftentimes managing a full-time job on top of their board responsibilities.
We put together a buyer’s guide of what a self-managed board should look for, by cost, setup, communication, and documents, and where ManageHOA fits a self-managed board running on limited volunteer time: https://hubs.ly/Q04p8Lc30

A front desk that knows your residents by name is worth protecting.
Staff who feel appreciated tend to stay, and being able to tip them easily is part of that. TippingLink lets residents thank the team year-round, with 100% going to staff.
We broke down the 4 reasons residential tipping looks nothing like restaurant software: https://hubs.ly/Q04lBxJx0

75% of residents say their community manager provides value, per the 2026 Homeowner Satisfaction Survey. The fastest way into that group is a move-in that doesn't leave people guessing.
Here are three free templates that carry a new resident from the week before move-in through their first week: https://hubs.ly/Q04l1qlw0

That’s a wrap on this year’s CAI Annual Conference & Exposition!
Thank you to everyone who spent time with our team last week. It was great hearing firsthand about the challenges communities are facing and the opportunities ahead.
One thing is clear: recognizing and retaining great staff is more important than ever. That’s why we’re excited to help communities show appreciation through TippingLink, a simple and secure way for residents to thank the people who make their community run smoothly.

Three concierges, two maintenance techs, and your head porter all asking for the same week off in July. Pool opening Saturday. Two move-ins on the same Friday in August. This is property management staffing in summer, and the buildings that handle it well aren’t lucky- they just started planning early enough.
Most resident frustration in summer isn’t about the staffing gap. It’s about not knowing the staffing gap exists. A 200-word notice in late May, a pinned summer FAQ, and real-time updates when coverage shifts will save you 80 percent of the complaints you usually field in July.
You have the headcount you have. PTO is going to happen. The question is whether you treated April as the sprint to get ahead, or July as the crisis mitigation period. Here’s how to set up your summer for success with staffing: https://hubs.ly/Q04kjZFk0
