Since first impressions count, what do you do when a building's lobby is a construction site? I focused on the bigger picture: renderings of the finished lobby, the renovation timeline, and the fact that there are no assessments. This morning I closed on apartment 2U at 2 5th Avenue. Despite being a great studio, it faced several challenges: a lackluster view, ambitious initial pricing, and three deals that fell through for buyer-related reasons.
As the property sat on the market, even minor issues like a small patch of missing parquet floor became obstacles. Through persistence, strategic marketing, and the trust of my clients, we found the perfect buyer who successfully passed the board.

It's out! Compass' Q1 2026 Manhattan Market Report. Despite everything, the market remained resilient. Sales dropped 3.2% year over year, and signed contracts fell 6.7%, which wasn't unexpected. A few key takeaways:
- Inventory was tight, down 5.4%, with new listings dropping 17.5%. That benefited sellers.
- Buyers were active but cautious, focusing on well-priced properties, while overpriced ones lingered.
- Luxury real estate thrived. Contracts between $10M-$20M jumped 47%, and ultra-luxury condo sales rose 30%.
- Spring promises opportunities for both sellers and buyers. More listings are coming on, which is getting more buyers out.
