Here is my view on the current property tax system....fell free to copy paste with wreckless abandon:
Calculating Property Tax using Property Appraisal Appreciation is Financially Irresponsible and leads to Bloated Spending and Reduces incentives to foster real community growth.

The solution in simple and consist of two steps:

Step 1. Property Taxes shall be based on your PURCHAE Price and any improvement over a few thousand dollars activates a Tex Value reset your appraisal and taxable value.

Step 2. Taxing Authorities shall create budgets and practice fiscal responsibility based on an actual transaction value plus real growth. The current situation, taxing based on appraised appreciation, is no different than the Federal Government trying to tax citizens based Unrealized Investment Gains. Citizens would revolt if Fed Income Tax included Unrealized Investment gains.

Why does my neighbor’s Home Improvement Projects, or too many folks moving from the West Coast have any bearing at all on my annual tax bill?

A responsible Local Government or Educational Taxing authority should create financial Forecast and Budget based on REALIZED growth. Realized growth creates Developments (JOBS and CAPITAL SPENDING GROWTH. However, These Taxing authorities recklessly call property appreciation “Growth”.

Why would any fiscally responsible Local Government or Educational Taxing authority intentionally forecast future revenues and spending plans based on a housing market than can bite them as hard as it feeds them? The Taxing authorities only care about today and maybe next year. The only groups holding the bag when the bloated financial forecast fails to be funded due to falling real-estate market are our kids and young adults. Currently, when a financial plan fails, the local taxing authorities’ leadership simply moves on to another growing city to bleed it dry until it breaks.

Even more simply put, we have a system today that punishes a person for investing in a home early in life and failing to quadruple their income over 15 years to keep up property tax obligations, and 99.99% of the citizens are ok with this scheme?!

Suppressor Buying Friends

The Gun Control Act of 1968 (GCA) federally regulates the fi****ms industry and fi****ms ownership. Per GCA, a suppressor is a firearm (recent litigations don’t change or challenge this definition). A firearm that is not a Long Gun (Shotgun or Rifle) includes certain transaction restrictions. Please be very certain you and any retail seller maintain that GCA requirements.

On a lighter note, Everytown for Gun Safety (Everytowners) has weighed in with ridiculous and out of context claims. The Everytowners ignore 4473 as a background check. In fact, if you see Everytowners latest website updates, they say background checks are no longer required for Suppressors, SBS and SBRs….too funny huh?

Everytowners also claim that over 9000 silencer and silencer parts were recovered by the ATF from 2017 to 2021—a 177 percent increase compared to the previous five-year period. Suggesting that legally purchased suppressers are leaking into criminal behavior. But Everytowners fail to add all these silencers and parts were HOME MADE, not legally purchased. ..Another funny one.

Funniest of all, Everytowners claim that hunting with Suppressors does not protect my hearing (my ears are lying to me I guess) and that US military issues muffs, not suppressors to military personnel. However, A very simple AI search provided the following table:

Friends, NFA UPDATES:
Shady Oaks Gun Range will continue processing Suppressors, SBRs and SBS via Form4 until we received instructions from NFA on how to transact same as fi****ms via 4473's.

The legacy process must somehow bridge to a new 4473 process and still preserve appropriate audit requirements. As a SOT holding FFL we are required to follow Federal Instructions on all NFA product transfers. We anxiously look forward to receiving the process instructions enabling Form4less NFA transfers.

We are aware that there may be retailers that choose to sell and transfer NFA products as a firearm with no FBI/NFA instructions. We elect to continue with Existing NFA processes and not create any risks or jeopardy for customers, clients or SOGR.

We encourage you to email both [email protected] and [email protected] suggesting how best you think Silencers, SBRs and SBS should be handled by retailers. Update:
No new home has been found yet. It may be destiny that I keep the 870 for a while.

Ok my Friends, here is the situation.
Back in Pre-Covid an exceptional Re*****on 870 came into our possession. This highly sought after 870 was quickly rehomed. Well, now the 870 is back again, looking to be rehomed. Only this time reoutfitted with a Carlson's Chocked +18" barrel and Wilson's +2 mag extension. Combined with the 25" barrel and the nearly flawless wood furniture, this is a fantastic Shot Gun.

Don't be surprised if you look next week to find that it has already been rehomed. Looking for one of the most popular, yet hard to find 870 variants...this is it.
