How long should a garage floor coating last?

At Thermal-Chem, we have garage coatings still performing today that have been down for decades.

Since 1976, we’ve manufactured epoxy and urethane floor coatings designed for durable, long-term performance, including residential garage floors.

Because a garage floor coating should be more than a great-looking floor on installation day. It should be a system backed by proven manufacturing experience and built for long-term performance.

Decades of experience. Durable garage floor coatings. Manufacturer-direct support.

What makes a metallic epoxy floor stand out from a traditional epoxy floor?

It’s the depth, movement, and visual variation created by metallic pigments.

Thermal-Chem #787 DecoEssence creates a distinctive metallic finish that can transform residential spaces such as garages, basements, home gyms, entertainment areas, and other rooms where the floor becomes part of the design.

And the difference starts before the coating reaches the jobsite.

That’s because Thermal-Chem incorporates the metallic pigment into #787 DecoEssence during the manufacturing process. Contractors don’t have to add and mix separate dry metallic pigment in the field. That provides a technical advantage. Factory pigmentation gives the pigment more opportunity to wet out and disperse throughout the coating before application. This can help reduce common application issues such as starbursts and dry pigment chunks while promoting more consistent pigment distribution.

The result?
A more predictable metallic epoxy floor with the depth, movement and visual character that make decorative flooring stand out.

Whether you're creating a bold garage floor or upgrading another residential space, #787 DecoEssence brings a distinctive look to epoxy flooring.

What makes Thermal-Chem #787 DecoEssence different?

It arrives factory-pigmented and premixed, with the metallic pigment incorporated into the coating during manufacturing. Commercial contractors do not have to add separate dry metallic pigment in the field.

This gives them a technical advantage too.

Factory pigmentation gives the dry pigment more opportunity to wet out and disperse throughout the coating before it reaches the jobsite. This can help reduce common application issues such as starbursts and dry pigment chunks while promoting more consistent pigment distribution.

For commercial flooring contractors, that means:

✔ No separate metallic pigment to handle and mix
✔ Better pigment wet-out and dispersion
✔ More consistent application
✔ A more predictable finished appearance

And you still get the depth, movement, and visual effects that make metallic epoxy flooring stand out in commercial spaces where appearance matters.

The difference starts with how the metallic coating is made.

Planning a decorative flake floor? Flake Shouldn’t Be the Last Thing You Confirm.

It can become the weak link in an otherwise fully planned epoxy flooring project. Decorative flake is part of a complete flooring system that includes:

1. The base coat
2. The topcoat
3. The crew’s availability

Planning the complete flooring system and confirming product availability before the job is scheduled will help contractors avoid unnecessary surprises and disappointed customers.

Given current issues, Thermal-Chem is encouraging contractors to move flake planning earlier in the process so there is more time to confirm availability, quantities and timing.

Get the materials lined up early and keep the job moving.

Custom decorative flake blends require more supply planning than standard epoxy floor flake colors.

It’s more than a color.

What looks like one finished blend may actually depend on multiple flake colors, sizes, and quantities.

If one part becomes difficult to source, the entire blend can be affected.

That's especially important for:

- Large flooring projects
- Repeat programs
- Custom colors
- Additions or repairs

For an existing floor, a current physical sample can also help confirm whether a new blend will provide the match you're expecting.

The more specific the blend, the more important it is to tell your supplier in advance.

Should you start stockpiling decorative flake?

Not necessarily.

Buying extra flake may seem like the safest response when supply conditions change, but filling your warehouse with material you may not use isn't the goal.

A better approach is to plan earlier.

If you regularly install decorative flake flooring:

- Share upcoming project needs with your supplier
- Discuss large and custom projects early
- Confirm availability before scheduling the job
- Identify acceptable alternate blends upfront when working with customers.

Good supply planning isn't about having every blend in your warehouse. It's about knowing what you'll need and giving your supplier enough visibility to plan with you.

At Thermal-Chem, we're working proactively to plan around upcoming decorative flake demand.

Don't panic-buy. Plan smarter.

What does a decorative flake delay really cost a flooring contractor?

It can be more than the price of the flake.

A delayed blend can affect:
- Crew productivity
- Project schedules
- Customer commitments
- Other jobs on the calendar
- Project profitability

For contractors, the real concern is what happens when one part of the flooring system isn't available when the job is ready.

At Thermal-Chem, we're planning purchases earlier, monitoring current flake demand issues, and encouraging contractors to tell us about upcoming projects so we can better plan around their needs.

A supply problem may start with one missing flake blend, but its impact can extend far beyond the material itself.
