🏡 How about a big congratulations to our students Manny and Hailey who just purchased their first Section 8 Rental property. This is house number four for them. I gave them a private lender loan to purchase this house (as I did on the prior house as well).

🔥 This is the 4th house that they have purchased in just 10 months. Now that's what we call progress!

Their first house was a wholesale flip (which they flipped to me).
Their second house was a new construction home in Palm Bay which became their primary residence (and which they purchased with no money down).

Their 3rd house was the Airbnb that they purchased 2 months ago (see the video).

This is house number 4 and it will be a Section 8 Rental although they are also considering a pad split like our student Sean is doing.

In 2022, more than one million people moved to Florida. Why? Because people hate snow, love sunshine, and don't like paying state income taxes.
The largest sources of domestic migration into Florida are New York, New Jersey, Pennsylvania, and Massachusetts. International migration is even greater, with the largest influx coming from Cuba, Venezuela, Colombia, Haiti, Brazil, Mexico, and Argentina.
All of these new residents need somewhere to live. If you're wealthy like Jeff Bezos or Ken Griffin, you can afford Fisher Island or Brickell. But the average person or family moving to Florida cannot. In fact, many cannot afford to live anywhere in the tri-county area of Miami-Dade, Broward, or Palm Beach County.
If you're a family earning a household income of $70,000 to $80,000 a year, you're going to look for a more affordable place to live. You're going to seek out a safe community, good schools, and a great place to raise a family—the kind of neighborhood that represents Middle America and the heart of the middle class.
This is what I specialize in: understanding where people move and why. The formula isn't complicated. Follow job growth and population growth. This data is readily available.
People are being priced out of expensive markets like Miami. They're moving to Port St. Lucie, Palm Bay, the Treasure Coast, and the Space Coast.
In the Tampa area, people are being priced out and moving to Pasco County and Lakeland. In the Orlando area, they're moving to Osceola County, Polk County, and Haines City.
Interestingly, the population of Miami-Dade County is actually declining. The real question is: where are those people going?
I just told you.
That's where you should be investing. That's the path of growth. Buy single-family rentals in markets where the population is growing, jobs are being created, and demand for housing continues to increase.

Our student Dale purchased his first rental property for less than 50 percent of fair market value!

This house is a $195k house that was purchased for just $94k. That purchase price is less than 50% of its Market Value (ARV).

I was the lender on this transaction (which is one of the major advantages of being in my coaching program). I loaned Dale $80k of my own money to buy this house (I only lend my personal money to coaching students).

How did he find this property?......

Dale found this property by mailing postcards to a list of motivated sellers.

I teach my students how to do this at the Wholesaling Real Estate Boot Camp.

This seller was extremely motivated to sell and was in a bad situation. His partner had moved into an assisted living facility, and they owned the house free and clear but desperately needed the money from the sale of the house. This is a textbook example of a motivated distressed seller.

Dale purchased the property with a private lender hard money loan (from me). He then spent $12k making the house rent ready. He repainted the house inside and out, remodeled the bathroom, and cleaned up the terrazzo floors. When the house was ready to rent, he advertised the house for rent and rented it to a Section 8 tenant.

After the tenant moved in, he contacted a mortgage broker to refinance the private lender loan. The house appraised for $195k, which is $101k higher than what he paid for it. If you deduct the 12k in repairs, that is $89k profit. Deduct the points, fees, closing costs of around 9k, and that is a profit of $80k on one house (from a postcard).

With the appraisal, he was able to refinance the mortgage into a conventional mortgage at a much lower interest rate.

This is called the BRRR Method, which stands for Buy, Repair, Rent, and Refinance. I teach this strategy at the Buying Rentals and Building Wealth Boot Camp. You can learn more about the boot camp by clicking the link in the comments below 👇

Learning how to implement the BRRR method is one of the fastest and easiest ways to build wealth, start a rental portfolio, and create a life of financial freedom for you and your family. To be able to implement the BRRR Method, all you need is

A Pulse (be alive and have a pulse)
A Job (have a paycheck and proof of employment)
A Minimum Fico Credit Score of 620

If you are reading this, there is a good chance you have all three (we know you have the first one!)

After refinancing, Dale has a rental property worth 195k with a mortgage of 135k. That is 60k in equity. On top of that, he has cash flow of almost $700 a month.

And with this BRRR strategy, he can buy as many rentals as he wants!

🏠 Let’s talk about Section 8 rental properties.

One of the biggest benefits with Section 8 rental properties is that they cash flow very well relative to their purchase price. The reason for this is that their purchase price is low relative to the rents that they produce.

💰 One of the biggest benefits is the guaranteed rent that is paid by the government.

Section 8 pays based on the number of rooms that a house has. The more rooms, the more rent you can get. If you find a 4-bedroom house in a lower income neighborhood, you can get very high cash flow with Section 8 relative to the purchase price.

📈 This makes Section 8 rentals ideal for new real estate investors who need cash flow.

If you are buying rental properties at 50 cents on the dollar, they make perfect candidates for the Buy, Repair, Rent, and Refinance strategy (BRRR Method).

🔑 The key is to buy them cheap.

I started out in Section 8, and it’s a very good way to start out building your rental portfolio and increasing your wealth.

In fact, I created my first million dollars by buying rental properties in lower income neighborhoods with private lender money and then refinancing into conventional loans using the BRRR method.
