On this episode of Multifamily Unplugged, Mike Morawski sits down with Chicago real estate developer, investor, and broker Lawrence Dunning to break down the Chicago multifamily market, new construction, cap rates, financing, property management, and the neighborhoods attracting investor attention.

Lawrence shares how he went from derivatives trading and finance to real estate investing and development. He also explains why he moved from rehabbing properties into new construction and why three-unit buildings have become the core of his Chicago business.

The conversation also explores why Chicago investors are seeing mid-7% cap rates on certain new construction properties, how rising interest rates are affecting buyers, and why there is a growing gap between what sellers want and what buyers are willing to pay.

Lawrence and Mike also discuss Chicago's South Side and West Side, including areas around Woodlawn, Washington Park, East Garfield Park, the UIC Medical District, and major development projects influencing investor interest.
